There is another question that totally depends on what level Division you are playing in ... and everyone will have a differing opinion depending on their opinion of empty seats that they paid to build.

This is debatable, but seems like a decent arena layout. Mine is:

14000
7000
500
50

hey, you shouldn´t think in terms of arena size. focus on arena proportions, ticket prices and the division you are in. very big arenas will sold out only in first divisions. an arena with 14000/7000/500/50 and ticket prices at 15/55/160/1200, if sold out, will give you the same money as an arena 10500/5500/400/37 sold out with full prices, and the latter will cost you 2 million LESS than the first.

I would go for 10k/?/500/50.

explanation for "?"
You have to check how many seats you can sell depending on your division and your success. You can expand this further up to 10k if you can sell these seats, but i guess going over a couple of thousands is a waste for Div III. If you promote these seats could be expanded.

If you find yourself suck in lower divisions you can also upgrad the bleachers to a point where the whole arena is about 20550 to 22000 seats big.

edit: you should also change your "vip seat prices" for the 2nd third of the season. 750 for the VIPs is way too much for your arena. You can go as low as 400 and still get more money than you do now.

in my league the average arena size is around 18k (not counting mine, which is 5,8k). some dudes have arenas larger than 32k. the average income from arena attendance in my league is around 240k. mine will be 180k after my last expansion. my arena is around 32% the size of my league's average arena, but i make 75% of the average income, having spent far far far less on arena expansion. my opponents make 14k/seat, i make 30k/seat. i can make 240k expanding to 7000/1000/150/0, which is a 8150 arena, why on earth should i bury millions of hard earned cash to expand my arena to 20k or similar and make the same money as a 8k arena? anyway, if my opponents prefer to expend their money on non-profitable seats that will never be used instead of buying nice players to compete against my team, well, good for me.

Because past a certain point you need the seats to increase the revenues. The benefit of buying additional seats decreases as you approach 20k but it doesn't mean there is no benefit at all. Competing with a lower payroll is nice and all, mostly viable in weak leagues, but at the end of the day when you're competing against good managers the penalty to gates is going to affect you: you will be able to afford less salary, therefore you will likely win fewer games, your revenues will drop even though you have a smaller arena and you will not be able to close the gap. In the top leagues the difference between bottom and top teams in terms of gate revenues (arenas being equal) is massive, in the order of a few hundred tousand.

You seem to be in a relatively quiet league where you're doing ok with a sub 200k salary, in my D2 with a sub 200k payroll you wouldn't be able to compete for a playoff spot (but you would have bneen able to, a few seasons ago) as the playoff teams in my conference had an average 500k+ payroll last season. And of course if you don't make the playoffs your revenues will drop the following season.

Also, at any level you will find people with large arenas who set their prices inefficiently, so I wouldn't necessarily check others. After 15k seats I think it becomes less evident that you will benefit from expansion in D2, but clearly there are still benefits, just not as big.
