How do I create or get a merchandise store to increase my income? Please advise on how to do this or other ways to increase income for a basketball franchise. Many thanks ahead of time for any answers and help with this.

You have to click on the "Arena" entry on the menu on the left. Between the map and the number of seats that your arena has, you'll see "Arena Designer" on the right, with a double arrow pointing down. Click to expand, and you'll be able to see the structures you can build. The merch store has 3 levels (500k, 300k, 200k) and you can choose to build them all at the same time, or just one level if you want to spend your money elsewhere and wait to build the other levels in the future.
