I guess it's time to make a 20k arena D:

i was making 225k roughly from my arena last season in div 3 so thats completely wrong

The cap appears to be revenue based to me. Boss and I had a lengthy discussion last season when he was in my League. I'll attempt to summarize.

He had built 10 luxury boxes and I had built 5. I charge $800 in Div V and collect $4 grand per week from selling out my 5 seats. Boss had to cut his ticket price to $400 to sell all 10 luxury boxes, so he could only make the same $4 grand per week I did. Conclusion, you can only make $4 grand per week from luxury boxes in D V. I have confirmed that with considerable surveying last season, as well as checking from my notes back in seasons 3, 4 and 5 when I first tried this game out.

If you look at the cost to build each type of seat, it is 20 times the initial price (that is, the ones you get when you sign up). that means the implicit payback period is 20 home games (not quite two seasons) if you stick to the initial price. If you over build, you have to cut the ticket price and increase your payback period.

There are no carrying costs to overbuilding (as there are in Hattrick, for example) but it is essentially dead money that isn't producing either additional revenue or better players.

The lower priced seats are much harder to estimate because they depend so much more on performance. I built for the playoffs and overestimated the number of courtside seats I could sell now. I expect to sell 125 courtside in the playoffs, as well as more bleachers then, but I don't want to spend the extra 100k to upgrade the bleachers now when I'll be doing a big upgrade after promotion.

other conclusion, he ask for to low prices to sell them ;) Especially on the Luxory box things it could be confusing with an example, because you have so few of them.

maybe you are Selling 5 of them for 800 but still don't get the 6 visitor when you charge for 750(imaginary numbers), so you could have a big income difference with the same amount of selled seats but the right or wrong prices.
So this is actually the categorie where reducing the prices could lead to fewer income, because you maybe sell + X but land in a low price for this number of selled seats so that is it weaker then selling fewer seats but with the right price for this amount of selled seats. In other areas it is mostly about selled numbers, in my experience the contribution of seats is important for the income not a league cap(see example above).

Edit: another problem of the example is, that you don't have free seats, who show isf maybe a 6/11/12 visitor would come to your games.

--Note I can send you a list of teams that can guide you on pricing decisions...I have good examples for all sizes except bleachers. This is because bleachers have very little pricing differences with very large size differences. They also take longer to build which complicates cash flow and build times. Lastly, because of the lower price, they just are not as profitable to build--but the payback period is shorter, which is important in reality.

My calculation depends on 3 variables. 1) ticket prices, 2) fan appreciation, 3) PR Manager. From what I figure the most suitable or best teams in div 5 that are non-relegated versions can sell 16-20 boxes at 400. This would be based on 1) having a strong season, 2) having league leaders, 3) having a good last season, 4) having a good PR Manager, 5) record (no losses preferably). Now, my feeling is I can seat 16@400 = 6400. However, I will charge 480 because I will not have enough built in time to make use of the lower price (so I hedge expecting 2 more home games before playoffs).
The other consideration, if you charge minimum prices, you don’t have to play with your pricing at all. You know how much you can fit, and thus can keep building until sellout point. This is a good option in lower divisions. However, the math dictates that you do not go minimum pricing until you are within 10% of the lowest price without selling out.

I am currently making 4.9K on my luxury boxes and that's probably not even the max I can make...I think your calculations are off...

Yes you did sell 6 at 800 your last game. It looks like you sold 7 the two previous games, but at what price?

This is one of the many difficulties with trying to estimate prices--the historic data shows only seats, not the prices that were in effect on the day of the game.

I may take a stab at trying more luxury boxes this season.

As to the comparison I made to the Boss' arena, I did follow his moves all last year and he did not sell all his ten seats until he cut the price to 400, so I know that to be true.

Conclusion, you can only make $4 grand per week from luxury boxes in D V.

My sons DV team made $4500 from Luxury box sales in his last game.

This is a good analysis, particularly of the bottom levels. I never tried that because I do not want to overbuild due to cost.

The drawback to your approach is that you will have spent $256,000 to make $6400 per week, a return of 2.5% per game, while I have spent $80,000 to make $4000 per week, a return of 5% per game. In a game of limited resources, I prefer my approach.

If one is to buy and sell a lot like Boss, those profits can fund the overbuilding without any negative carrying cost consequences. It simply requires more time to churn players, something I find tedious.

So I think there needs to be two versions of 'How to Build Your Arena' One for people who have the time and inclination to accumulate trading profits, and one for players who only want to look in on BB for a few minutes several times per week.

I sold 5 boxes at my last home game for 900 each, which is $4500.

I cut my price for the box seats down to 650 each, and I have 15, so I'll see what happens tonight.
